Bojan Tegovski, Chief Operating Officer at HP Hospitality

Situated in the Florida Keys, HP Hospitality is a full-service boutique management and investment group shaping the future of hotel stays and travel. The firm’s purpose is to identify, evaluate, acquire, and manage hospitality assets, consistently delivering on investment commitments to shareholders and investors. HP Hospitality’s approach is rooted in extensive hands-on experience, a results-driven mentality, and a strong work ethic, combined with creative thinking and a core value system of integrity, trust, and respect.

With eleven waterfront properties strategically located throughout the Florida Keys, HP Hospitality has established a significant presence in the region’s hospitality market and has recognized an opportunity to leverage referrals and cultivate portfolio-wide guest loyalty.

While this market share presents exciting possibilities, HP Hospitality has encountered its own set of recruitment challenges due to the region’s high employee turnover rates. Chief Operating Officer Bojan Tegovski sought efficient property management across its multiple locations while reducing reliance on online travel agencies (OTAs) to boost direct bookings and mitigate labor shortages.

Streamlined property management with Cloudbeds

Cloudbeds’ multi-property functionality streamlines operations and simplifies navigation for the HP Hospitality team. The unified PMS system enables staff to seamlessly redirect and make reservations for guests at other properties within the portfolio when a location reaches capacity, improving overall capture rates, increasing operational efficiency, and enhancing the guest experience.

This streamlined approach also facilitates faster, more consistent sales conversions, reducing reliance on OTAs and driving direct bookings. For example, Kona Kai Resort, within the HP Hospitality portfolio, generates 84% of its booking revenue through direct channels.

The multi-property view, accessible to all front desk managers, simplifies inter-property booking. When one property reaches full occupancy, staff can easily reserve accommodations for guests at another HP Hospitality location. Furthermore, the consolidated view of rates and availability across the entire portfolio facilitates the growth of direct reservations.
Bojan Tegovski, Chief Operating Officer at HP Hospitality

HP Hospitality continually seeks to optimize its direct booking strategy. Recently, the company integrated several properties with the Cloudbeds Digital Marketing Suite, recognizing the superior value of direct bookings compared to those generated through OTAs.

This investment in direct strategies has yielded significant results. For instance, Kona Kai Resort has demonstrated consistent occupancy growth, rising from 78% in 2022 to 85% in 2023 and reaching an impressive 87% in 2024. Coupled with double-digit increases in direct bookings over the past two years, these results indicate a sustained outperformance of their competitive set.

The strength of HP Hospitality’s customer relationships is reflected in their booking patterns. Loyal guests, comprising 50% of the customer base, typically book 12 months in advance, while new guests generally reserve accommodations six months prior. These extended booking windows underscore the effectiveness of their customer engagement strategy and provide valuable revenue forecasting capabilities.

Simplifying staff training with intuitive tools

Cloudbeds’ intuitive platform facilitates efficient onboarding for HP Hospitality, mitigating the challenges posed by high employee turnover.

During the initial two-week training period, new hires dedicate approximately two hours daily to Cloudbeds, accumulating roughly 20 hours of training. Upon completion, most new team members demonstrate a strong understanding of Cloudbeds’ core functionalities and can navigate the system independently. Its ease of use and intuitive design significantly simplifies the learning process,” notes Bojan. He and his team also leverage Cloudbeds’ comprehensive instructional resources to optimize onboarding and ensure staff can fully utilize the platform’s capabilities.

“We encourage new staff to utilize the Cloudbeds knowledge base, which provides instructional videos and a wealth of helpful articles.”

Fast and efficient onboarding for new properties

HP Hospitality has streamlined the process of onboarding new properties, achieving remarkable efficiency with Cloudbeds. New locations can be integrated into the system in as little as two days.

Our streamlined onboarding process facilitates rapid activation of new properties, typically within 48 to 72 hours of account setup. This expedited timeline allows properties to quickly become operational and integrated into the HP Hospitality system, minimizing downtime and maximizing revenue potential. This efficiency is achieved through clear, step-by-step procedures and readily available support resources, ensuring a seamless transition for new locations.
